Richmond Hill property tax 2026: due dates, penalties and payment options
By Farshad Fazaeli · Last checked against City of Richmond Hill sources: October 29, 2026
Richmond Hill bills property tax twice a year, but its dates are not the same as Toronto's, and residential and non-residential properties now have different final due dates. Here is the full 2026 calendar, the penalty rules, and the dates still ahead.
How the two bills work
- Interim bill: mailed in January, equal to 50% of the previous year's annualized taxes (By-law 145-25).
- Final residential bill: mailed in June, based on the 2026 tax rates, with the interim amount shown as a reduction.
- Final non-residential bill: mailed in August.
Council's 2026 final levy report puts Richmond Hill's total levy at $159,853,097, including $15,036,500 for capital asset sustainability.
2026 due dates
| Bill | Property type | Due dates |
|---|---|---|
| Interim | All | March 2 and May 1 |
| Final | Residential, farmland, managed forest, pipelines | August 4 and October 1 |
| Final | Multi-residential, commercial, industrial | October 1 and November 2 |
Still ahead: non-residential owners have a final instalment due Monday, November 2, 2026.
Pre-authorized debit (PAD) plans
Richmond Hill offers two PAD plans:
- Due date plan: withdrawals on the regular due dates (for residential finals in 2026: August 4 and October 1).
- Ten-month plan: withdrawals on the first business day of each month. For the 2026 interim levy these were February 2, March 2, April 1, May 1 and June 1; for the final levy they are August 4, September 1, October 1, November 2 and December 1.
Penalties and interest
- No grace period.
- A 1.25% penalty on the unpaid instalment on the first day of default.
- 1.25% interest per month on unpaid taxes on the first day of each month the account stays unpaid.
- Overdue notices carry a $10 administration fee.
- The City says Council and staff cannot waive penalties or interest, and that not receiving a bill doesn't excuse late payment.
Bank payments can take 3 to 5 business days to arrive, so pay early. You'll need the 20-digit roll number from your bill.
Ways to pay
- Online or telephone banking, using your roll number.
- Credit card through the City's secure third-party payment page (Paymentus).
- Mail a cheque (post-dated cheques accepted) to: Richmond Hill, Tax Payments Processing Centre, P.O. Box 1997, Station B, Toronto, ON M5T 3G7.
- Pre-authorized debit (above).
