Toronto property tax 2026: due dates, payment plans and how the two bills work
By Farshad Fazaeli · Last checked against City of Toronto sources: October 29, 2026
If you own a home in Toronto, you get two property tax bills a year and, depending on your plan, between two and eleven payment dates. This guide lists every 2026 date the City has published, explains why the two bills differ, and flags the dates still ahead for the rest of the year.
Why there are two bills
- The interim bill is mailed in January. It is usually about 50% of last year's taxes. City Council set the 2026 interim levy at 50% of 2025 taxes (item EX27.8, adopted November 12–13, 2025). It does not yet include the 2026 tax-rate increase.
- The final bill is mailed in May. It uses your current-year assessment from the Municipal Property Assessment Corporation (MPAC) and the 2026 municipal and education tax rates, minus what you already paid on the interim bill.
So if your final instalments look bigger than your interim ones, that is usually the year's tax increase being collected in the second half.
2026 regular instalment dates
| Bill | 1st | 2nd | 3rd |
|---|---|---|---|
| Interim | March 2 | April 1 | May 1 |
| Final | July 2 | August 4 | September 1 |
All regular 2026 instalments have now passed.
2026 pre-authorized payment (PTP) plans
| Plan | Interim withdrawals | Final withdrawals |
|---|---|---|
| Two instalments | March 2 | July 2 |
| Six instalments | March 2, April 1, May 1 | July 2, August 4, September 1 |
| Eleven instalments | Feb. 17, March 16, April 15, May 15, June 15 | July 15, Aug. 17, Sept. 15, Oct. 15, Nov. 16, Dec. 15 |
Still ahead in 2026: if you are on the 11-instalment plan, withdrawals remain on November 16 and December 15. Make sure the bank account on file has funds.
Choosing a plan
- Regular instalments suit owners who like to pay manually and track each date.
- The 11-instalment PTP spreads the year into smaller monthly withdrawals, which many households find easier to budget for.
- The two-instalment PTP suits owners who prefer two large automatic payments.
Payments must be received by the due date to avoid penalties, interest or fees, so if you pay through online banking, send it a few business days early.
If you fall behind
The City mails an official account statement when an account is overdue by $100 or more, and a fee may be added to the account. Payment on a past-due amount is required immediately.
Paperless bills
The City offers eBilling for property tax and utility bills. Note that overdue account statements are not available as eBills.
